Landlord fees

We aim to keep your renting experience smooth and hassle-free, with transparency at every step. Any fees that may be chargeable to our landlords are detailed below:

Fully Managed Service:

  1. Management Fee
  • A charge of 11% of the monthly rent for the ongoing management of your property.
  1. Setup Fee
  • A one-time fee of £250 for setting up the management of your property.
  1. Management fee
  • No additional fees apply.

Tenant Find Service:

  1. Fee
  • A charge of 6% of the annual rent for finding and securing tenants for your property.

Tenant fees

We aim to keep your renting experience smooth and hassle-free, with transparency at every step. Any fees that may be chargeable to our tenants are detailed below:

  1. Lockout and Key Replacement Fees:
  • Should you find yourself locked out due to lost keys or access issues and require the Landlord or Agent to visit the property, a fee of up to £50 or the actual cost of the “out of hours” service invoice will apply.
  • For replacing lost or damaged keys, a charge of up to £20, depending on the type of key, will be incurred.
  1. Call out fees:
  • If you request a contractor, landlord or member of staff attend the property and the issue is deemed the responsibility of the tenant, a maximum fee of £50 or the cost of the “out of hours” call-out service invoice will be charged.
  1. Re-letting Fees:
  • If you request to re-advertise or re-let the property (or part of it), you will be responsible for covering the associated costs:
  • Name change fee, whereby the tenant secures a replacement tenant themselves: £50
  • Re-marketing fee, whereby Casa re-list the property and conduct viewings to secure replacement tenants: £450
  1. Interest on Late Payments:
  • We reserve the right to charge interest at a rate of 3% per annum above the Bank of England base rate on any overdue rent, or other amounts more than 14 days past due. This interest is payable both before and after any Court Judgment.
  1. Court and Recovery Fees:
  • If it becomes necessary to submit a claim to the County Court for overdue payments, additional charges will cover all preparation and recovery costs, as well as Court fees, which will be added to the claim.

Client money handling

As required by the Client Money Protection Schemes for Property Agents Regulations 2018, Casa Property Partners adheres to the Propertymark Conduct and Membership Rules to ensure the safe handling of client money. Our compliance includes the following key practices:

Client Money Protection (CMP): We maintain CMP to protect landlords and tenants from misappropriation of funds. This legal requirement ensures reimbursement in cases of agent misconduct.

Accountant's Report: We submit regular financial health checks to demonstrate proper handling of client money, including deposits, rent, and other funds.

Independent Redress Scheme: Membership in a Government-approved redress scheme ensures fair resolution of disputes involving client money.

Professional Indemnity Insurance: We carry insurance to cover legal costs arising from negligence or breach of professional duty, safeguarding client funds.
